Property check at the beginning is so IMPORTANTHave you checked the property to make sure everything is okay and working for the new tenants. It’s such a hassle for both you and tenants if you need to gain access for repairs after they have moved in. You also have a duty as a landlord to ensure that the property is safe for tenants to move into from a health and safety perspective.

Make sure you have all the meter readings from the property before the new tenants move in. This prevents any issues arising from utility providers for the time you are responsible for the bills. These should be done both when a tenant moves out and on the day of check in for a new tenant.
Do you know your basic legalities regarding lettings?Do you understand about giving your tenant notice for access, how often to renew your certificates or ensuring you are allowed to rent out your property? Do you know what legal information you must provide to your tenants?

Ensure you know your tenant. Have you carried out sufficient checks including that they have the right to rent? Have you made sure the references they have provided are valid? Have you carried out a credit check?

Do you know that you need to register the tenants deposit if you take one, and that there is a time limit to do so. It’s illegal to take a deposit of more than 5 weeks rent and you cant charge tenants any administration fees for the on boarding of a tenancy.
By using a letting agent you are more likely to find good reliable tenants.
